These terms apply when you book a stay at The Bangalow Barn directly with us. Making a booking means you agree to them, so please have a read — we've kept it plain.
1Who you're booking with
The Bangalow Barn (“the Barn”, “we”, “us”, “our”) is a privately owned holiday home in Bangalow, NSW. You can reach a real person anytime at enquiries@bangalowbarn.com.
2Making a booking
A booking is confirmed only once we've received your payment (or deposit) and sent you a written confirmation. Until then, your dates aren't held. All prices are in Australian dollars (AUD) and include GST where it applies. Payments are processed securely by Stripe through our booking system — we never see or store your full card details.
3Payment & security deposit
A [30%] deposit is due when you book to secure your dates, with the balance due [30 days] before arrival. If you book within [30 days] of arrival, full payment is due at the time of booking.
A refundable security deposit (bond) of [$AUD amount] may be pre-authorised or charged before arrival to cover any damage, and is released after check-out once we've confirmed the property's been left in good order.
4Rates & what's included
Your nightly rate is for the whole property — the barn and the barnita — for up to the number of guests shown on your confirmation, and includes linen, towels, and the run of the pool, sauna, fire pit, creek and grounds. A one-off cleaning fee of [$AUD] applies per stay.
5Changes to your booking
Need to shift your dates? Get in touch and we'll do our best. Date changes are subject to availability and any difference in seasonal rates, and can't be guaranteed.
6Cancellations & refunds
Life happens. If you need to cancel:
- [30 days] or more before check-in — full refund, less a small booking/admin fee.
- [14–30 days] before check-in — [50%] refund.
- Fewer than [14 days] before check-in — no refund, as we likely can't re-let the dates.
We strongly recommend travel insurance to cover the unexpected. In the rare event that we have to cancel your booking, you'll receive a full refund of everything you've paid — that is the limit of our liability for a cancellation.
7Check-in & check-out
Check-in is from 3:00 pm and check-out is by 10:00 am. We use self check-in, and we'll send everything you need a day or two before you arrive. Early check-in or late check-out can sometimes be arranged — just ask.
8House rules
The Barn is a quiet, residential retreat, and we ask that you treat it as your own home:
- No more than the number of guests on your confirmation may stay overnight.
- No parties, events or extra visitors without our written okay.
- Please keep noise down between 10 pm and 7 am, out of respect for the neighbours and the wildlife.
- No smoking or vaping indoors.
- Please don't rearrange rooms or move heavy furniture.
9Dogs & pets
Well-behaved dogs are genuinely welcome — it's part of who we are. We just ask that they're kept off the beds and lounges, never left alone in the house, and that you clean up after them inside and out. [A pet fee of $AUD per stay applies.] Any pet-related damage comes out of the security deposit.
10The pool, creek, fire & water features
The Barn has a heated magnesium pool, a spring-fed swimming hole on Byron Creek, outdoor claw-foot tubs, a sauna and open fire features. They're wonderful — and they carry real risks. You use them entirely at your own risk. Children must be supervised at all times around the pool and the creek. Please use the fire pit and fireplace responsibly, never leave them unattended, and follow any fire restrictions in place at the time.
11Looking after the place
Please treat the Barn with care, and tell us straight away if something breaks or goes wrong — accidents happen, and we'd far rather know. You're responsible for any loss or damage caused during your stay beyond fair wear and tear, which may be deducted from your security deposit (or invoiced, if it exceeds the deposit).
12Our liability
Other than the consumer guarantees that apply under the Australian Consumer Law — which we do not exclude — we aren't liable for any injury, loss, theft or damage to you, your guests or your belongings during your stay, except to the extent caused by our negligence. Nothing in these terms limits any rights you have that can't be limited by law.
13Things outside anyone's control
If events beyond our reasonable control — floods, bushfire, storms, extended power or water outages, government restrictions and the like — make your stay impossible, we'll refund you for any nights you're unable to use. We're in the Northern Rivers, so this is a real (if uncommon) possibility, and another good reason to hold travel insurance.
14Your privacy
We handle your personal information in line with our Privacy Policy.
15Governing law
These terms are governed by the laws of New South Wales, Australia.
